Remodel Must Haves
THINKING ABOUT MAKING A CHANGE TO YOUR HOME?
Is this the year to remodel your home? Are you curious as to what renovation projects actually offer the best Return on Investment?
There are many reasons homeowners choose to update or renovate a space within their homes. First is usually based on need. Maybe a new baby has arrived? An aging parent is now living with you? Whatever the need, a remodel may certainly be in order.
The second reason is time. As many of us know, the longer we remain in our homes, the older everything gets. This can mean a complete renovation project is called for. A modern kitchen will certainly enhance your lifestyle, but it will also enhance your return in the long run.
So, which renovation project is the best?
It depends upon your desired goal. If it’s to earn the most money when it comes time for you to sell, then a Kitchen and Bathroom renovation are a must. If the goal is to enjoy your time living in the space, then any change you make will benefit you, and not necessarily net you in the end.
For example: completing a full kitchen renovation with new appliances, flooring, lighting and plumbing will reap rewards now, and for future buyers. Whereas installing a new tub into an existing bathroom will accommodate your needs now, and not necessarily a future buyer’s.
The experts agree: These are the most desired “updates” “renovations” “remodels” that homebuyers are searching (and willing to pay) for:
1) Zero threshold, full tiles showers with built in seating
2) Quartz or Marble countertops, brushed faucets, undermount sinks
3) Tankless water heater
4) Central air conditioning and/or Mini split systems
5) New replacement windows
6) Designated laundry space that’s well lit, and organized
7) Composite decking
8) Easy care, low maintenance flooring
9) Top brand appliances (Bosch, LG, Samsung)
10) Lighting fixtures (modern, well lit, easy care, LED)
11) Double vanity (this is and has been a must have for decades)
12) Insulation - local energy companies oftentimes provide free in home evaluations
13) Updated plumbing (removing any cast iron pipes, leaky faucets, drum trap issues)
14) Updated HVAC systems (this is a costly endeavor, but will always be a great ROI)
15) Landscaping - a well maintained home not only looks better, but makes you feel better
